Which Homes Should Gilbert, AZ Buyers Tour in October 2026?
By Jeff Setlow
Gilbert, AZA useful touring shortlist starts with your must-have features and spending boundaries. Let's choose visits that answer meaningful questions, rather than collecting homes simply because they're listed.
For Gilbert single-family homes, condos, townhouses and apartments, the report counted 959 active listings at the end of September 2026. The median list price among those month-end active listings was $604,990. The September 2026 sold-listing data show a median sold price of $576,500. Months supply of inventory was 3.88, calculated by dividing the month-end active listing count by the rolling 12-month average of newly pending listings.
The reported listing count is not live availability, so I would verify a home's status before arranging a visit. Asking prices and sale prices describe different groups; neither tells you which home will fit your needs. A shortlist should balance essential features with the condition and expenses you are prepared to consider, without assuming every listed property is an appropriate alternative.
Separate must-have features from preferences so an appealing photograph does not distract from an unsuitable layout. Choose homes within your financial boundaries, then identify condition questions that photographs and descriptions leave unanswered, such as uncertain maintenance history or the extent of visible wear. After each visit, record what worked, what needs verification and whether the home deserves a closer comparison with similar sales.
