Choosing an asking price deserves more than picking a familiar number. Start with recent sales of similar homes, then consider competing listings separately; I'll help you weigh the differences that matter for your property.
The report's September 2026 data cover Savage single-family homes, condos, townhouses and apartments. The median list price for listings active at month-end was $477,450. The median sold price for homes sold during the month was $439,900. These figures describe different groups, so their difference does not establish a negotiated discount.
Neither townwide figure determines the right asking price for your home. I would give the greatest weight to similar completed sales, reviewing differences in size, condition and features with you. Competing asking prices add context, but they aren't evidence that a buyer has agreed to pay those amounts.
Prepare a list of improvements and known repair needs so we can compare your home's condition accurately. Review recent sales of similar homes with me before settling on a starting price. Decide which competing listings deserve comparison based on property type, size and features rather than price alone.
