Before preparing an offer, decide what supports the price and which protections you need. I want your proposal to reflect the home and your finances, rather than assumptions about negotiating room.
In the latest market report, Astoria's housing supply, measured in months, was 8.5. The number of homes listed for sale in the latest market report was 17. The typical asking price among homes listed for sale was $895,000. These measures cover single-family homes, condominiums, townhouses and apartments, not the negotiating circumstances of a particular listing.
Townwide supply does not establish how much a particular seller will negotiate or which terms they will accept. My approach is to connect your proposed price to recent sales of similar homes and the property's condition. Financing and inspection protections deserve a separate review because price alone does not address those risks.
Review recent sales of similar homes with me and identify meaningful differences before choosing a reasonable offer range. Set the maximum price you are comfortable offering, using your lender's guidance and expected ownership expenses. Confirm the seller's instructions for submitting an offer and decide which financing and inspection requirements your proposal needs.
