Price Your Blaine, MN Home for Sale in October 2026
By Andy Prasky
Blaine, MNChoosing your asking price deserves more than picking a townwide number. Let's start with similar completed sales, then consider how your home's condition and features compare.
For September 2026, Blaine's median sold price was $375,000 across single-family homes, condos, townhouses, and apartments. The median list price for listings active at month-end was $449,900. The median estimated property value was $392,320. That estimated value comes from a valuation model and is not a formal appraisal.
Asking prices and completed sale prices describe listed and sold groups, so their difference does not establish a discount. A model estimate also cannot replace a comparison focused on your home's size, condition, and features. My recommendation is to explain the proposed asking price through relevant sales rather than treat any townwide figure as your target.
Prepare a list of improvements and known repair needs so we can discuss condition without overlooking important differences. Review recent sales of similar homes with me, then consider competing listings separately. Choose an asking price you can explain through those comparisons, and decide what feedback would warrant another review.
