Choosing your asking price means deciding which comparisons deserve weight. My advice is to begin with similar completed sales, then consider the homes competing for attention.
The September 2026 market report covers Camarillo single-family homes, condos, townhouses and apartments. The median list price for listings active at month-end was $790,418. The median sold price was $812,500, reflecting completed sales rather than the active-listing group. The median estimated property value was $890,270, based on a valuation model rather than a formal appraisal.
These measurements answer different questions, so I would not select your asking price by choosing whichever number is highest. Recent sales of similar homes provide a more relevant starting point for discussing size, condition and features. Listed homes add competitive context, but an advertised price does not establish what a purchaser will pay.
Prepare a list of improvements, known repair needs and distinctive features so we can review meaningful differences. Compare completed sales with me, then examine similar listed homes separately to discuss your proposed asking price. Decide how you will review feedback after listing, including which questions would justify reconsidering the price or presentation.
