The highest offer price is not the only consideration when choosing an offer. I suggest comparing the written terms against your priorities before deciding which commitment fits.
The September 2026 market report covers Camarillo single-family homes, condos, townhouses and apartments. The sold-to-list price percentage was 100.1%. The median sold price was $812,500. Those townwide figures do not establish the financing strength, inspection requirements or closing terms of any offer you receive.
An attractive price deserves attention, but I would examine what must happen before the purchaser is obligated to proceed. Financing and inspection requirements create different questions, so compare their wording rather than treating every condition as equivalent. A proposed closing date also needs to work with your plans and be confirmed with the professionals handling the transaction.
Write down your priorities for payment, timing and possession before reviewing offers so price does not crowd out practical needs. Compare each offer's financing information, deposit and inspection requirements with me, noting questions that need answers. Clarify any ambiguous terms before accepting or responding, and distinguish a requested change from a term already agreed upon.
