Should You Keep Searching in Phoenix, AZ During September 2026?
By Jeff Setlow
Phoenix, AZBuyers should keep searching when the right home has not appeared, but they should refine the process instead of simply seeing more homes. Clear priorities, fast follow-up, and honest tradeoffs make each tour more useful.
The latest market report recorded 4,452 active listings. The median active list price was $455,000. Reported available supply measured 4.2 months. Active homes spent a median of 63 days on market. New listings totaled 1,512 properties. New listings carried a $460,000 median list price. New pending listings totaled 694 properties. New pending homes had a $422,000 median list price. New pending homes spent a median of 49 days on market. The report covers single-family and attached residential homes.
A wider pool of active listings gives buyers more choices to sort. More choices do not remove the need for quick evaluation. A search becomes stronger when essential needs are separated from preferences. A home's time on market can guide questions about its history. Pending activity shows that some buyers are still moving forward. The right property may require a compromise outside your first preference. Preparation makes it easier to act when a suitable home appears.
Write down your nonnegotiable needs before the next tour. Rank preferred features by their real importance. Compare each candidate against the same written criteria. Ask for property disclosures before becoming emotionally committed. Review the home's condition with a practical repair budget. Keep lender communication active while you search. Revisit your boundaries after every serious showing.
