Should Phoenix, AZ Sellers Adjust Their Price in September 2026?
By Jeff Setlow
Phoenix, AZBefore changing a list price, ask whether the issue is positioning, presentation, timing, or a mismatch between the home and its comparison set. The latest Phoenix figures support a measured review rather than an automatic price cut.
In August 2026, the median estimated property value was $425,200, and the median list price for active listings was $450,000. The median sold price was $429,450, down 3.49% from the prior month. Median days on market for sold listings was 50, up 16.3% month over month. New listings entered the market at a median list price of $459,900, up 4.5% month over month.
These measures are not interchangeable, so the estimated value should not replace a review of comparable closed sales. At the same time, the reported price and timing changes make initial positioning worth testing carefully. A seller can protect flexibility by distinguishing a correctable presentation issue from a price that is simply out of step with competing homes.
Review recent closed sales and current competition that match the home's type, condition, and location. Audit photos, access, repairs, and showing instructions before assuming price is the only barrier. Choose a response plan that defines when to hold, improve presentation, or adjust price based on buyer feedback.
