How Can Phoenix, AZ Sellers Decide When to Refresh a Listing in September 2026?
By Jeff Setlow
Phoenix, AZFor a home that has been sitting, the useful question is whether the current strategy is earning enough attention to justify staying the course. A refresh should be based on the listing's response and the competition around it, not on an automatic reaction to time alone.
In August 2026, active Phoenix listings totaled 4,546, with a median list price of $450,000. Active listings had a median of 63 days on market, up 5% month over month. Pending listings totaled 605, with a median list price of $449,999 and a median of 42 days on market. Closed sales averaged 98.09% of their list price, while the broader sold-listing group had a median of 50 days on market.
The active-listing timing measure is a prompt to examine how a particular listing compares, not proof that every property needs a change. Pending activity provides context, but it cannot reveal the terms or condition behind any individual transaction. A refresh may involve presentation, access, positioning, or price, and the right choice depends on the response your listing is receiving.
Compare your showing activity and buyer comments with competing homes that are still active and those that have moved pending. Check whether the price, photography, condition, and showing access communicate the home's value consistently. Set a specific review conversation with your representative and make deliberate changes sequentially when possible.
