Start with a review of recent sales of similar homes, then weigh your home's condition and features before choosing an asking price. A townwide figure is useful context, but it cannot price your home on its own.
In Romeo, the latest market report covers single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $404,900. The typical sale price was $316,000 among homes that sold. The asking-price figure describes homes listed for sale, while the sale-price figure describes completed sales.
Those prices are not a measure of the discount a particular seller accepted. For your asking price, the more useful question is how your home compares with similar homes that have sold. Starting with an ambitious asking price may be tempting, but decide in advance how you will assess interest and feedback.
Review recent sales of similar homes with me, paying attention to size, condition and features. Look separately at homes listed for sale to see what buyers can compare with your property. Choose an asking price and a date to revisit it, so a change would be a considered decision rather than a reaction.
