An offer should reflect the home you are buying and the commitment you can accept. Let's establish a reasonable offer range before deciding whether an asking price deserves agreement or negotiation.
Denver's September 2026 market report lists a sold-to-list price ratio of 98.2%. The reported scope includes single-family homes, condos, townhouses, and apartments. The median sold price was $575,000. That ratio does not establish how frequently individual homes sold above or below asking.
I would not apply the reported sold-to-list price ratio as an automatic offer formula. A reasonable offer range needs recent sales of similar homes and an assessment of this home's condition and features. Your financial boundary still matters when comparisons support a price above your preferred offer.
Review differences in size, condition, and features before deciding where your offer belongs. Set your maximum offer price and identify costs that still need verification. Prepare the price alongside financing and inspection conditions rather than treating price as the only decision.
