The highest offer price should not end your review. I want you to understand the proposed terms before deciding which offer best fits your sale priorities.
The September 2026 report covers Denver single-family homes, condos, townhouses and apartments. Sold to List Price % was 98.2%. Median Sold Price was $575,000. Months of Inventory stood at 5.09.
The reported sold-to-list percentage does not establish which terms you should accept. I would compare offers received as complete proposals, including financing and inspection requirements, rather than ranking them solely by price. A proposed closing date also deserves separate confirmation; townwide price figures cannot tell you whether a particular timeline is workable.
List your priorities for price, timing and remaining responsibilities so we can compare offers against the same criteria. Review the financing information, deposit included with the offer and deadlines, identifying anything that needs clarification before acceptance. Compare the money you would keep after paying the mortgage and sale expenses, using estimates specific to each proposal.
