Preparing to sell does not mean approving every possible improvement. My approach is to identify what needs attention, then weigh each task against its cost and purpose.
The September 2026 Denver report covers single-family homes, condos, townhouses and apartments; Median Sold Price was $575,000. Median List Price for listings active at month-end was $524,990. Sold to List Price % was 98.2%. These measures summarize prices and sale results, not the cost or return of particular preparation projects.
Townwide prices cannot supply a repair budget or establish that an improvement will pay for itself. I would prioritize known condition concerns and clear presentation before considering optional cosmetic work. The useful tradeoff is whether a project addresses a specific concern without adding expense or delay you are unwilling to accept.
Walk through the home with me and separate needed repairs from cleaning, organization and optional improvements. Obtain estimates for the work under consideration so your preparation choices rest on actual costs rather than assumed returns. Set the order of repairs, photographs and showings, including practical times the home can be shown.
