Setting Your Home Offer Limit in San Antonio, TX for October 2026
By Garland Best
San Antonio, TXYour offer limit should reflect both the home and what you can comfortably afford. Before you negotiate, let's separate a reasonable purchase price from the maximum price you are comfortable offering.
For San Antonio single-family homes, condos, townhouses and apartments, the latest market report lists a typical sale price of $285,000. Homes sold for an average of 97.4% of their asking prices. Reported housing supply, measured in months, was 5.79 months. These townwide figures provide context, but the average percentage of asking price that homes sold for does not establish a specific home's value.
I would use recent sales of similar homes to discuss an offer rather than apply the townwide percentage mechanically. A reasonable price can still exceed what fits your finances once you consider repairs and other ownership expenses. Keep price negotiations separate from decisions about financing and inspection requirements so that affordability does not replace protection.
Review differences in size, condition and features with me to identify which completed sales best support your proposed offer. Ask your lender to explain the monthly payment and money needed at closing before setting your personal limit. Decide which inspection and financing protections you need, then prepare an offer that respects those needs and your budget.
