How Much Should San Antonio, TX Buyers Offer in October 2026?
By Garland Best
San Antonio, TXYour offer should reflect the home you are considering and the price you can comfortably afford. I want you to have a clear reason for that amount before deciding whether to negotiate further.
The September 2026 market report covers San Antonio single-family homes, condos, townhouses and apartments. The median sold price was $285,000. The report's sold-to-list price percentage was 97.4%. Months of inventory stood at 5.79.
These townwide figures provide context, but they do not establish a reasonable offer for a particular home. The reported sold-to-list price percentage is not a discount to apply automatically. My approach is to compare similar completed sales, then consider the home's condition alongside your financial limits.
Choose recent sales of similar homes to review with me, noting differences in size, condition and features. Confirm your payment budget and money needed at closing with your lender before setting the maximum price you are comfortable offering. Prepare financing and inspection requirements that address your needs rather than changing protections simply to raise the offer's appeal.
