Price Your San Antonio, TX Home for Sale in October 2026
By Garland Best
San Antonio, TXChoosing an asking price means balancing what you hope to receive with support from similar homes. Before you list, I would separate completed sales from competing listings so we can make that decision clearly.
For San Antonio single-family homes, condos, townhouses and apartments, the September 2026 market report lists a median sold price of $285,000. The median list price for active listings was $299,000. The report's sold-to-list price percentage was 97.4%. The median list price and median sold price describe different groups of homes, not a negotiated discount on the same properties.
I would use completed sales to discuss your price, while reviewing competing listings separately to understand the alternatives buyers can compare. Neither townwide price determines what your particular home should command. Starting with an ambitious asking price deserves careful consideration when similar completed sales do not support it.
Gather details about your home's condition, improvements and repair needs so we can identify meaningful comparisons. Review recent sales of similar homes with me before choosing an asking price, keeping competing listings in a separate discussion. Decide what feedback would prompt a pricing review rather than treating the opening price as a permanent commitment.
