Start your buying budget with an affordable monthly payment, not a townwide price. Your purchase needs to fit your finances, and I would build the search around that boundary before choosing homes to visit.
The September 2026 market report covers Commack single-family homes, condos, townhouses and apartments. The median sold price was $827,000, providing local context for completed purchases rather than a personal spending target. The median list price among active listings was $859,499. The report lists a sold-to-list price metric of 103%, a townwide measure that does not determine an individual offer.
Asking prices and sale prices describe listed and sold groups, so their difference is not a discount to expect. The reported sold-to-list percentage cannot set your personal offer limit or justify spending beyond your financial boundary. I would keep affordability separate from negotiating strategy so a promising home does not quietly reset your budget.
Ask your lender to explain the monthly payment and money needed at closing for homes within your intended search. Write down the maximum price you are comfortable offering before reviewing a particular home's asking price. Review recent sales of similar homes with me to distinguish a reasonable offer from an affordable purchase.
