Choosing your asking price starts with similar homes, not a single townwide number. I'll help you weigh the differences that matter without losing sight of your selling priorities.
Berkley's latest market report covers single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $374,900, which describes asking prices rather than completed transactions. The typical sale price was $319,250 for homes that sold. The estimated value of a typical home was $338,110, a model-based estimate rather than a formal appraisal.
Asking prices and sale prices describe listed and sold groups, so their difference does not establish a negotiated discount. For your home, I would give more weight to recent sales with similar size, condition and features. An ambitious starting price needs a clear rationale, while a model estimate alone cannot settle your pricing decision.
Prepare a list of improvements and any unfinished work so we can discuss condition accurately. Review recent sales of similar homes with me, then examine homes listed for sale separately. Decide how your preferred timing should influence the starting price and when you would reassess it.
