Choosing an asking price means balancing your goals with evidence for your particular home. My starting point is a careful comparison, not a townwide price copied onto your listing.
For September 2026, the Calabasas market report covers single-family homes, condos, townhouses and apartments. The Median List Price for listings active at month-end was $2,444,000. The Median Sold Price for the month's sold listings was $1,299,500. These statistics describe separate active and sold listing groups, rather than matched transactions.
Those figures cannot establish a discount or tell us what your home should command. I would give greater weight to similar completed sales, then consider competing listings separately when discussing your starting price. Starting with an ambitious asking price requires deciding in advance how you will respond if the response disappoints.
Gather details about your home's condition, improvements and features so our comparison rests on more than size alone. Review recent sales of similar homes with me, noting meaningful differences before we discuss an asking price. Set a review plan for inquiries and home visits, including what evidence would justify reconsidering the price.
