Start your homebuying budget with your finances, not a townwide price. I'll help you connect that personal limit to a focused search without treating local figures as instructions to spend.
The latest market report places Odessa's typical sale price at $590,000 for single-family homes, condos, townhouses and apartments. The typical asking price among homes listed for sale was $595,000 within that residential scope. The number of homes listed for sale in the latest market report was 84. Asking prices and sale prices describe listed and sold homes, so their difference does not establish a negotiated discount.
These townwide figures provide price context, but they cannot determine the monthly payment or purchase price that suits you. I would settle your spending boundaries before narrowing the search, leaving room to discuss expenses beyond the down payment. A lower purchase price is not automatically the better choice when a home's condition requires spending you have not considered.
Ask your lender to explain payment options and the money needed at closing before choosing a search price range. Separate must-have features from optional upgrades so you can compare homes without stretching your budget for every preference. Review recent sales of similar homes with me when a candidate fits, then assess its condition against your spending plan.
