A reasonable offer starts with similar completed sales and your financial limits, not an automatic discount from asking price. I'll help you separate a home's asking price from the evidence supporting your offer.
Denver's sold-to-list price percentage was 98.2% in September 2026. The median sold price was $575,000 across single-family homes, condos, townhouses and apartments. Months of inventory were 5.09 for those property types. These townwide figures do not establish an appropriate offer for a particular home or how often negotiations occurred.
The sold-to-list price percentage cannot set your personal offer limit. I would weigh the home's condition and comparable completed sales before suggesting a reasonable offer range. Price also needs to work alongside financing and inspection requirements, rather than becoming your only negotiating priority.
Choose recent sales of similar homes to review with me, noting differences in size, condition and features. Confirm the maximum price you are comfortable offering with your lender, including money needed at closing. Identify the financing and inspection protections you need before deciding which terms to include in your offer.
