Your offer should reflect comparable sales and a payment you can sustain. I want you to have a clear reason for the price before you commit.
The September 2026 report covers Denver single-family homes, condos, townhouses and apartments; Median Sold Price was $575,000. Sold to List Price % was 98.2%. Months of Inventory stood at 5.09. The sold-to-list measure describes completed sales, not the appropriate offer for an individual home.
Applying a townwide percentage to an asking price would skip the question of whether that asking price is reasonable. I would weigh the home's condition and recent sales of similar homes before discussing a reasonable offer range. Your financial limit remains separate from that assessment, because a defensible price still needs to fit your budget.
Review recent sales of similar homes with me, noting differences in size, condition and features. Ask your lender to explain the payment and money needed at closing before setting the maximum price you are comfortable offering. Decide which financing and inspection requirements belong in the offer so the price does not overshadow important protections.
