Choosing an asking price deserves more than matching a nearby listing. I suggest starting with recent sales of similar homes, then reviewing the alternatives buyers can consider.
The September 2026 Denver report covers single-family homes, condos, townhouses and apartments; Median Sold Price was $575,000. Median List Price for listings active at month-end was $524,990. Median Estimated Property Value was $565,870. That estimate comes from a valuation model and is not a formal appraisal.
Asking prices and completed sale prices describe listed and sold groups, so their difference does not establish a pricing strategy. A model estimate is another reference point, not a substitute for examining your home's condition and features. For your starting price, I would give the greatest attention to genuinely similar completed sales and discuss competing listings separately.
Gather details about improvements, unfinished work and features so we can compare your home with relevant completed sales. Review competing listings with me to understand how your proposed asking price would compare with the alternatives. Choose a starting price you can explain through those comparisons, and agree on what feedback would prompt another review.
