A second home needs to work beyond its purchase price. Before you commit, I would help you examine the property alongside the costs and responsibilities of owning it.
The September 2026 report combines Denver single-family homes, condos, townhouses and apartments rather than identifying second-home purchases separately. Median Sold Price across those property types was $575,000. Median List Price for listings active at month-end was $524,990. Months of Inventory stood at 5.09.
These townwide figures provide a starting reference, but they do not establish what a suitable second home should cost. I would separate the property's purchase value from the ongoing obligations you would accept with ownership. The tradeoff is not simply a lower price versus a higher price, but how each home's responsibilities fit your intended use.
Write down your intended use and must-have features before we compare homes, keeping optional upgrades separate. For a property you are considering, verify applicable ownership rules, fees and responsibilities rather than assuming they match your plans. Request property-specific expense information and discuss financing with your lender so you can assess the commitment beyond the asking price.
